My path:
2012. Inheritance #1 used for down payment to buy a single family home (SFH) - to prove to myself and a future lender that I could be a landlord/develpor. Rented it for 9 years, sold for 1.5x what I purchased, bought a duplex, currently renting.
2016ish. Used seller financing to buy a piece of land for future development.
2024. Used inheritance #2 as down payment and and savings as construction funds to purchase and renovate my grandmother's house (adjacent to the land from prev transaction). Renovatin took a year (weekends while working full time) but finally have a tenant so this year is about collecting rents to stack cash to be able to do my next project.
